Are you compliant with your Passive Fire Safety to meet Regulatory Reform (Fire Safety) Order 2005 which puts the legal requirement on building owners and managers to ensure vital checks and maintenance is carried out.?

Any ventilation systems passing through buildings fire barriers should have Fire Dampers installed to drop in the event of a fire to prevent spread through the systems, these should be subject to an annual drop test and reset.

Any Smoke Vent within a Commercial Business premises, Office, Hospital, Care Home or Multiple Tenant Housing including HMO’s should be fit for purpose and inspected every 6 months, and undergo a full ppm and electrical test every 12 months by a qualified engineer.

Smoke control equipment should only be maintained by a competent person with specialist knowledge of smoke control systems, adequate access to spares and sufficient information regarding the system. Routine inspection and maintenance of the smoke control system should be carried out in accordance with BS 9999/BS9991 and as prescribed in BS7346. Periodic inspection and maintenance should be carried out to identify unmonitored faults, take preventive measures and ensure the continued reliability of the system and make the user aware of any changes to the building that affect the protection afforded by the system.
